Law Society consults on updates to Conveyancing Protocol for first time since 2019

The Law Society has launched a consultation on proposed updates to its Conveyancing Protocol.
The protocol establishes a common, structured framework for residential conveyancing practice, from initial instructions through to post-completion and registration.
“It means both sides of a transaction are working to the same standards and expectations. For Conveyancing Quality Scheme-accredited firms, it's central to accreditation," Chancery Lane noted.
However, it added that residential conveyancing has changed significantly since the publication of the 2019 edition.
The updated draft subject to consultation is intended to reflect developments including:
- increased use of digital processes
- greater adoption of online platforms and document sharing
- HM Land Registry’s continued digital transformation
- evolving lender requirements and reporting systems
- greater focus on consumer transparency
- increased awareness of cyber crime and property fraud risks
- developments in leasehold and commonhold practice
- government initiatives aimed at improving the home buying and selling process, and more.
The consultation closing date is Thursday 14 January 2027.
